The Lex at 4100“ Shoreview”
South Fire Station located near City Hall. Originally constructed in 1993, the facility serves as the primary headquarters, housing both full-time staff and part-time firefighters. In 2026, the city will continue refining design concepts and cost estimates.
Greenhaven Drive is a local collector street that will be reconstructed in 2026. The width will be reduced from 36-feet to 26-feet with the extra space being redirected to a ten-foot-wide, off-street trail. In addition, a new storm water infrastructure will be installed and minor repairs will be made to the water and sanitary sewer utilities.
“ It’ s the biggest residential reconstruction project the City has ever done in terms of cost and length,” said Wall. The project cost is estimated around $ 11 million.
WHITE BEAR LAKE
The focus is on the future in White Bear Lake.“ We’ ve updated and adopted a new zoning code for the city, and we’ ve worked with the cities of Vadnais Heights and Gem Lake on a branding and marketing plan for County Road E,” said Tracy Shimek, Housing and Economic Development Coordinator for the City of White Bear Lake.
The County Road E Corridor is an economic hub for the communities with enormous potential for revitalization. Coming up in 2026, a housing needs assessment will be completed that sets the groundwork for beginning the 2050 comprehensive planning process.
“ It will also help us work with our City Council and our housing redevelopment authority to determine which of the city’ s opportunity sites they’ d like to pursue development on in the future,” said Shimek.
Wildwood Row Homes“ White Bear Lake”
In addition to the planning work, there is also development and redevelopment underway. Some of the buildings in the city’ s Downtown are getting a facelift. Redevelopment work is also underway on some of the city’ s downtown infrastructure.
Shimek said the public parking lots were reconstructed in 2025. Residential streets surrounding Downtown will be reconstructed in 2026, and in 2027 work will get underway to re-do the streets in the city’ s Downtown.
“ This will be the first time since the 1970s that this area has been reconstructed,” said Shimek.“ New sidewalks and other infrastructure are being considered. It’ s definitely time and it will be an opportunity to reinvest and make sure it’ s a vibrant, viable area for the next 50 years.”
There is also new housing construction underway in White Bear Lake. The Wildwood Rowhomes will be finished in the Fall. The nine-unit community along County Road E East features nine multilevel homes that are being sold for more than $ 400,000 each.
Plus, a new memory care community is being built. Dignisuites will feature 14 memory or acute care beds for seniors. The new building is near the intersection of County Road D and Century Avenue.
Shimek said there is also a strong interest in retail opportunities with a number of new businesses moving into Downtown White Bear Lake in 2026.
SHOREVIEW
There is a lot of construction happening in the city of Shoreview these days. According to Tom Simonson, Assistant City Manager and Community Development Director, some major corporations have recently moved into Shoreview, and others are expanding. The city also continues to see a boom in housing development of all varieties, and additional retail projects have recently opened or are on the horizon.
“ We have experienced a lot of multifamily and other residential development. Plus, a couple of retail / commercial projects, which are kind of a rarity now,” he said.
Over the span of the past eight years, the city has seen the successful transformation of two aging and outdated corporate campuses into vibrant and modern hubs of employment and housing. One is the Shoreview Corporate Center at Lexington Avenue and County Road F. The other site is the 50-acre former Deluxe campus at Victoria Street and I-694.
“ What used to be an eyesore of obsolete or vacant buildings has now been transformed into an exciting mixed-use campus,” said Simonson. The Shoreview Corporate Center features The Lex at 4100, a 160,000
