“ As part of the redevelopment, the city worked with the owners to look at the site differently. Given the office market decline we ended up making it into more of a mixed-use area. There are three apartment projects incorporated into it as well, creating a vibrant campus of employment and residential living,” said Simonson.
Altogether, the Aloma, Emrik SV and Loden SV bring a total of 612 new apartments, including 44 affordable units supported by the city, to Shoreview.
The city is also excited to see the completion of the redevelopment of the former Deluxe corporate campus at 3660 and 3680 Victoria Street North. The Seven Lakes business park added 450,000 square feet of modern commercial space tailored for medical technology, high-tech and manufacturing sectors.
Anchor tenants include Fairview Health Services, which relocated its pharmacy operations to the campus, bringing hundreds of high-paying jobs to Shoreview. Binks, which is a pioneer in fluid technology with deep roots in the automotive and manufacturing industries, has moved its corporate headquarters into the office park. It is leasing all 150,000 square feet of a building.
In addition, Shoreview-based PAR Systems has expanded its current campus by adding a 140,000 square foot building in Seven Lakes.“ We’ re excited that we’ re able to retain our legacy company PAR Systems and see the company grow in Shoreview,” said Simonson.

King site on Rice Street and for the redevelopment of the Holiday / Circle K gas station at Lexington Avenue and Red Fox Road, which will include expanded fuel service and upgraded facilities.
Additionally, there is a proposal for a Christian Brothers Automotive near Lexington Avenue with formal approval expected this year. Plus, there is a lot of residential development underway.
The Gramsie is a rental project that includes 53 apartments and 21 rowstyle townhomes. The apartment building is open. The townhomes are under construction. The project, which is located at the northwest corner of Hodgson and Gramsie Roads, targets low and moderate income earners.
Also happening in 2026, the redevelopment of an 18-acre site at 580 Highway 96 and Snail Lake. The property used to be owned by Union Gospel Mission and was once used as a camp for kids. When finished, the first phase of Harbor Shores will feature eight executive single-family homes and 14 detached villas.
