How does the average day look for you ?
Mornings begin with checking and responding to urgent emails and phone calls , followed by a brief team catch up on the tasks for the day . I always make sure to action diary reminders by lunch time and action arrears after lunch . Then I follow up on pending maintenance . On Thursdays I take time to plan the weekly and monthly tasks . My time is split between property management related tasks and training and mentoring new team members , but I spend about 75 per cent of my time managing a full portfolio .
What do you love most about being a property manager ?
Personally , I ’ ve always enjoyed being the problem solver . It ’ s a skill that comes across professionally in my daily dealings with clients . As a property manager , it ’ s fair to say that no one calls a property manager until they need something or there ’ s a problem . Offering that support and assistance tackling delicate to complex matters is truly rewarding .
How did you get into it ?
Believe it or not , I have a Masters in IT from Monash University , did programming for a few years and soon realised that my calling is somewhere else . With my dad in property back home , I always had that affiliation towards property and soon enough I took the leap . I ’ m now going 10 years strong in this industry .
What is the best advice you ’ ve ever given or received about property management ?
Seek to understand , prior to being understood - this was great advice from one of the directors , and it ’ s effective . I usually say to my peers that a property manager has the most opportunity to build the relationship with landlords , which one day turn into vendors . At every step always aspire to add value , just do that extra bit as it all banks up in your favour .
How does the average day look for you ? How did you get into it ?
An average day for me generally kicks off with trust accounting , this is followed closely by a PM huddle where our team spends 5 - 10 minutes going over our movements for the day and prioritising anything urgent . I ’ d then typically spend the next couple of hours handling client calls , responding to email correspondence , following up new business leads and general administrative tasks . My afternoons are often spent at appraisals and I always finish off with some more emails and anything else that might have come through during the day .
What do you love most about being a property manager ?
I love being busy , in fact I thrive off being under the pump . What I love most about being a property manager is that I get to drive and motivate myself and I ’ ll only ever get out of my day what I put into it . This has become more evident to me the more time spent in this role and especially as our team grows and I ’ m working with and educating juniors in the industry .
I was from a hospitality background until I stumbled upon real estate and Ray White ! It was the peak of COVID-19 when I found myself thinking that perhaps hospitality wasn ’ t going to be sustainable for much longer . I was very fortunate to be offered an opportunity with Ray White and I feel that my experience in hospitality , being so customer focused , has enabled me to jump into property management head first .
What is the best advice you ’ ve ever been given about property management ?
The best advice given to me was ‘ treat it like your own ’. My father told me this when I first started gaining confidence , he reminded me that it was important to resonate with landlords who have connections with their homes but also with the tenants who are being told they have to vacate for one reason or another and are slightly stressed about the concept . We can ’ t help everyone but we ’ re human and nine times out of 10 I ’ ve seen better results by remaining honest and taking the time to speak with people .
