DAY IN THE LIFE OF A PM

How does the average day look for you ?
First coffee , then I generally have my appointments pre-booked for the day so I know what I ' m up to . I do routine inspections on Tuesdays and Thursdays and vacates / ingoings as they come in . I also run our social media so I do spend time getting tiles and information ready for that most days . I ’ m also the BDM and Property Management Team Leader at Ray White Wodonga .
What do you love most about being a property manager ?
I love the animals at the routine inspections .
They really are the best thing . It ' s nice to meet the pets after we approve them rather than just looking at a photo .
How did you get into it ?
I was working spray painting kitchen cabinetry and my sister was in office administration at a real estate office . I got offered weekend work and then full time work not long after that .
What is the best advice you ' ve ever been given about property management ?
It ' s not my property , it ' s not my decision , it ' s not my fault .
How does the average day look for you ?
As a team , we ’ ll have team-up dates where we look at our stats for lease renewals , jobs etc . Working proactively on my jobs , I ’ d be following up on an average of 20 jobs per day , obtaining updates , invoices , and quotes , and seeking owner approval . On a routines day , I would complete nine routine inspections which take about four hours to complete - taking around 1,062 photos , lodging all the maintenance , and speaking to the tenant / owner about any concerns . On average I ’ d be dealing with about 100 emails and making 15 outbound calls .
What do you love most about being a property manager ?
Building long-term relationships with my clients , I ’ ve had investors share so many interesting stories and facts with me . I also get joy out of being able to listen and hear how they want me to manage their property and then I work to tailor my property management style to suit their requirements . It ’ s about mirroring what the client wants and this is how you build the best relationships .
How did you get into it ?
I was a hairdresser and had to change careers . I was actually studying construction management and my sister was working at Ray White Semaphore . She said I ’ d love seeing all the different properties as I loved houses , and guess what I ended up working at Ray White .
What advice would you give to other PMs ?
Treat tenants and owners with respect and ask questions , because if you don ’ t ask a question you never get an answer .

How does the average day look for you ?
My day starts with a stand up meeting with my team going through our five top priorities for the day . Then I address my emails for about an hour prior to me leaving for our inspections , rent appraisals , viewing appointments , meeting new tenants to hand over keys , and meeting sales agents to assist with rental appraisals for their new listings . I then follow up with outstanding rent arrears and address fixed term ending tenancies . I usually end the day , adding new properties to our website and following up on maintenance requests through our Tapi system .
What do you love most about being a property manager ?
Meeting people and placing them in homes . It ’ s very satisfying !
How did you get into it ?
I ’ ve been in property for 36 years , since leaving school . I owned my own company and managed a portfolio of 900 properties in South Africa prior to moving to New Zealand .
What advice would you give to other property managers ?
The more professional you are in your appearance and actions , the better clientele you ’ ll attract in landlords and tenants alike . The tenants are more likely to want to live up to your standards .
