ISSUE 04 Welcome In our last issue of The Investor, we focused on the changing dynamics within retail. Specifically, we discussed how the migration away from in-store sales has forced retailers to become more inventive, blurring the lines between the online and in-person customer experience. As a result of this shift away from traditional malls and towards e-commerce, industrial has become a much more in-demand and highly sought after product. As we’ll later discuss, here in Greater Boston and across the country, investors and tenants alike are high on this once forgotten asset type. Having just returned from ULI’s Fall Meeting in Los Angeles, industrial was the clear darling of the event, as fund sponsors can’t get enough of the sector. But there was also increasing interest in niche product types, from lab to data centers. As we’ll also spotlight in this issue, interest in lab properties has continued to surge in what is unquestionably the leading life sciences cluster in the world. But now, more so than ever before, that is happening beyond just the confines of Cambridge. You’ll find some of my additional takeaways from ULI later in this issue, and you’ll also read about the growth of our debt financing team, among other things. We hope you enjoy reading, and as always, we welcome your feedback and thank you for allowing us to be your most trusted advisor. Regards, Frank Petz Managing Director, Capital Markets 2 THE NEW ENGLAND INVESTOR
