Impressive – the new development near Eaglescliffe will include 15,000 sq ft of office space and a 25,000-sq ft warehouse .
“ Mandale was established in Teesside and we feel strongly about investing in the area .”
The new complex will give Mandale around 30 per cent more space . But it will also be one of three Teesside sites featuring a brand-new concept for business space – the hybrid unit .
Mandale Group ’ s hybrid units comprise two storeys – a ground floor for warehouse space and the first floor for office space .
Fully self-contained with their own toilet and kitchenette , they ’ re ready for any business to move in and start operating immediately .
And if the reaction to phase one of a development at Stokesley in North Yorkshire is anything to go by , they ’ ll prove hugely popular .
There , 16 units have been built at Stokesley Business Park . Others are also planned at Urlay Nook , where 21 will be constructed , and at Cannon Park in Middlesbrough , with 24 units on land immediately adjacent to the A66 dual carriageway .
Harriet says the hybrid unit is Mandale ’ s answer to the changing commercial property landscape , especially post-Covid .
She said : “ The way in which businesses have operated in the last three years has seen a substantial shift , along with consumer buying habits putting online sales at an all-time high .
“ Companies no longer require the conventional shop front or office and instead need a greater degree of flexibility in working space and location . The introduction of the hybrid unit offers growing businesses and ‘ downsizers ’ the perfect solution .
“ We want to see businesses thrive and so far , the demand for the hybrid units has been exceptional .
“ We are delighted to be letting units out to so many sectors – beauty cosmetics , engineers , surveyors , a dance company , florists and even a sausage maker !
“ With such versatile space on offer , the possibilities for these units really are endless .”
She added : “ It just makes sense to us to have these smaller units accessible to anyone who might need them . People like to work close to where they live . We feel there ’ s a need and we ’ re filling a gap in the market .”
The hybrid units mark another impressive chapter in the story of Mandale Group , which was the first company to build office accommodation and apartments at the Teesdale business park in Thornaby , which now covers an area of 12 acres , on which 18 buildings were constructed by Mandale .
It includes Teesdale South , a prestigious business park in its own right of six buildings totalling 90,000 sq ft and home to several blue-chip companies .
Mandale was also the prime mover behind the imaginative redevelopment of Hartlepool Marina – converting 75 acres of wasteland into one of the North-East ’ s most visited locations .
Future – Mandale Homes ’ plush new HQ will be a statement of confidence in the Tees Valley .
The construction of the marina provided up to 600 berths for boats , together with more than 400 apartments , 100,000 sq ft of office space , 300,000 sq ft of retail and more than 20 restaurants , cafes and bars .
And it ’ s that sort of vote of confidence in the Tees Valley that Mandale Group intends to keep delivering .
Harriet said : “ We ’ re investing in the area , we have done for 40 years , and we think it ’ s a brilliant place for others to invest in too .
“ We have the connectivity , demand is increasing , we ’ re a growing area – the quality of living is increasing and it ’ s really important we don ’ t get written off as some dark corner of England .
“ The days of having to move away from the Tees Valley to get a good job are well and truly gone now .”
