News from the Managing Director continues / Nuus vanaf die Besturende Direkteur vervolg
B. SUMMARY OF THE PROCEDURE TO BE FOLLOWED FOR THE BUILDING OF NEW VILLAS AND ALTERATIONS, ADDITIONS AND OR MAINTENANCE TO EXISTING VILLAS BY THE OWNERS
Procedure to follow for any new villas to be built:
Ÿ Homeowner / Architect to submit the new plan, drawn up by an architect on the San Lameer panel, to the Town Planning Committee of the San Lameer Master Homeowners Association( SLMHOA) for consideration. The Town Planning Committee meetings take place each quarter( 4 times a year);
Ÿ A new plan fee of R2000 is payable;
Ÿ Once approval has been obtained in writing from the SLMHOA, the plans as approved must be submitted to the Town Planning department of the Ray Nkonyeni Municipality, together with all relevant plan fees for approval.
Ÿ An Environmental impact study has to be done on the stand, to ensure that all protected tree and flower species are recorded. This can be arranged with Ben Roberts from Leitch Landscapes.
Ÿ Only after these levels of approvals have been received by the Homeowner can the construction of the villa by a contractor, on the San Lameer approved panel, commence.
B. OPSOMMING VAN DIE PROSEDURE VIR DIE BOU VAN NUWE VILLAS EN VERANDERINGE, TOEVOEGINGS EN INSTANDHOUDING AAN AAN BESTAANDE VILLAS DEUR DIE EIENAARS
Prosedure om te volg vir enige nuwe villas wat gebou moet word:
Ÿ Huiseienaar / Argitek moet die nuwe plan, opgestel deur ' n argitek van die San Lameer-paneel, indien by die Dorpsbeplanningskomittee van die San Lameer Hoof Huiseienaarsvereniging( SLHHEV) vir oorweging. Die Dorpsbeplanningskomitee vergaderings vind elke kwartaal plaas( 4 keer per jaar);
Ÿ ' n Nuwe planfooi van R2000 is betaalbaar;
Ÿ Sodra skriftelike goedkeuring van die SLHHEV verkry is, moet die planne by die Dorpsbeplanning-afdeling van die Ray Nkonyeni Munisipaliteit, tesame met alle relevante plangelde, vir goedkeuring ingedien word.
Ÿ ' n Omgewingsimpakstudie moet op die staanplek gedoen word om te verseker dat alle beskermde boom- en blomspesies aangeteken word. Dit kan gereël word met Ben Roberts van Leitch Landscapes.
Ÿ Eers nadat hierdie goedkeuringstappe deur die Huiseienaar ontvang is, kan die konstruksie van die villa deur ' n kontrakteur, op die San Lameer-goedgekeurde paneel, begin.
Procedure to follow for any alterations, additions and or maintenance to the exterior and interior of villas:
Ÿ All homeowners to submit an alteration request, together with the proposed plan, to the Town Planning Committee of the San Lameer Master Homeowners Association( SLMHOA) for consideration, regardless of the scope of work thereof. The Town Planning Committee meetings take place every quarter( 4 times a year);
Ÿ In some cases such as swimming pools, extension of patios, screen walls and similar structures, the permission of the affected neighbours must be obtained first;
Ÿ An alteration fee of R1000 is payable;
Ÿ Once approval has been obtained in writing from the SLMHOA, the plans as approved must be submitted to the Town Planning department of the Ray Nkonyeni Municipality, together with all relevant plan fees for approval;
Ÿ Only after these 2 levels of approvals have been received by the Homeowner, can any alterations, additions or maintenance to the villa commence;
Ÿ The supervisor and contractor must comply with all the SLMHOA requirements during construction, but all responsibility for the alterations / additions is still with the homeowner and member of the Homeowners Association;
Ÿ In case of interior alterations, the HOA should be informed about the scope of work, the duration and the details of the contractor.
Please take note that the abovementioned procedure does not refer to formal upgrading / maintenance projects decided upon and managed by the Homeowners Association.

Prosedure om te volg vir enige veranderinge, toevoegings en of instandhouding aan die buitekant en binnekant van villas:
Ÿ Alle huiseienaars moet ' n wysigingsversoek saam met die voorgestelde plan by die Dorpsbeplanningskomitee van die San Lameer Hoof-Huiseienaarsvereniging( SLHHEV) vir oorweging indien, ongeag die omvang van die werk. Die Dorpsbeplanningskomitee vergaderings vind elke kwartaal plaas( 4 keer per jaar);
Ÿ In sommige gevalle soos swembaddens, uitbreiding van patio ' s, skermmure en soortgelyke strukture, moet die toestemming van die geaffekteerde bure eers verkry word;
Ÿ ' n Wysigingsfooi van R1000 is betaalbaar;
Ÿ Nadat goedkeuring skriftelik van die SLHHEV verkry is, moet die planne soos goedgekeur, by die Dorpsbeplanning afdeling van die Ray Nkonyeni Munisipaliteit, tesame met alle tersaaklike planfooie vir goedkeuring ingedien word;
Ÿ Eers nadat hierdie 2 vlakke van goedkeuring deur die Huiseienaar ontvang is, kan enige veranderinge, toevoegings of instandhouding van die villa begin;
Ÿ Die toesighouer en kontrakteur moet aan al die SLHHEV vereistes tydens konstruksie voldoen, maar alle verantwoordelikheid vir die veranderinge / toevoegings is steeds by die huiseienaar en lid van die Huiseienaarsvereniging;
Ÿ In geval van binnehuise-alterasies moet die HOA oor die omvang van die werk, die duur en die besonderhede van die kontrakteur ingelig word.
Let asseblief daarop dat bogenoemde prosedure nie verwys na formele opgraderings- / instandhoudingsprojekte wat deur die Huiseienaarsvereniging bepaal en bestuur word nie.
