etc., from all exterior surfaces of the house, roof, cages, driveways, walkways, etc. Each exterior
light fixture shall be maintained with a bulb or bulbs having a minimum of 75 watts (1100
lumens) and operate with a photocell device to turn them on at dusk and off at daybreak. Any
improvements to the home, lot or landscape must have prior approval of the RMHA
Architectural Review Committee.
10. Hurricane Shutters
Approved hurricane protection devices (HPD) may not be deployed before a hurricane watch is
issued for Manatee County and must be removed within ten (10) days after the storm passes.
Approved HPDs that enclose the roof-covered portion of the lanai may remain installed during
the hurricane season (June 1 through November 30) if the homeowner is away.
11. Rental of Units
No residence shall be rented to a third party for a period less than 30 days or more than 12
times per year. The Owner shall notify the Master Association of the beginning and ending of
such periods.
12. Golf Course and Golf Club
An easement over the yard and lawn areas of each lot shall be granted to golfers for the sole
purpose of retrieving errant golf balls. Entry shall be solely on foot and not by golf cart. The golf
course is open only to golfers sanctioned by the pro shop. Walking, jogging, bicycling or pet
exercising is not permitted at any time on the golf course.
13. Trees
Manatee County requires a minimum number of canopy trees on each lot: one in front of the
residence for lots 75 feet in width or less and two in front for lots over 75 feet in width, and two
anywhere else on the lot. The Community Advisory Committee can provide a list of Manatee
County approved replacement trees.
Removal of trees requires pre-approval by one’s Homeowner Association (if exists formally) and
the Rosedale Property Manager. Then a permit must be obtained for a fee from Manatee
County.
14. Game Equipment
Game equipment must be kept in the back yard and should not be visible from the front of the
residence.
