Q & A
• Drive through the neigbourhood , park and walk around . Consider if you have children whether you would allow them to walk around at night in this area ? If no , then move onto another area .
• Walk to the university and look out for possible bus stops which indicates that transportation is available in the area .
• Check if there are signs of student life in the area walking around . Is it a busy or quiet area ?
• Do a general Google search of the area to see what comes up . It is a high crime area or safe area for students .
• Get an investor report from Tenant profile Network ( TPN ) to determine the rental rates for standard properties and compare what you could get if you had to rent out your house to regular students and make a profit .
• Search for other Student house properties in the area on Gumtree ,
Digsconnect websites or on FaceBook . View these properties as a potential tenant .
• Finally , look on Property24 website for trends in property price increases in the area . If it has a steady upward trend then it is good for property and house hunting .
Next thing you need to look at the type of property residential or commercial and the type of zoning that is available .
I wish you well in the first steps as you plan your way forward . To take your search to the next level I suggest you read my book ‘ Creating Wealth with student accommodation in South Africa ’ or attend one of my Student Accommodation MasterClass courses .
