LOS ANGELES UNIFIED SCHOOL DISTRICT, MARQUEZ CHARTER ELEMENTARY SCHOOL PHASE 2 REBUILD
Pacific Palisades, CA
With Phase 1 of the rebuild successfully completed in an astonishing 6 months, Phase 2 is currently in design. Phase 1 of the Marquez rebuild involved portable learning structures to get kids back in school. Phase 2 is when the temporary campus becomes a fully realized learning environment. It takes long-term coordination, sequencing, and an understanding of how permanent systems must function together over the long term.
P2S is designing five new buildings across a three-level hillside site. Phase 2 is currently at about 50 % construction document completion, and the team is preparing for DSA submittal in the coming weeks. Phase 1 focused on speed and emergency delivery of temporary classrooms and facilities, while Phase 2 focuses on sequencing, long-term planning, and designing permanent systems that support modern learning environments.
One of the biggest challenges early on was site coordination with the architect and contractor. The team had to establish grading plans, relocate existing switchgear, evaluate temporary phasing strategies, and confirm how to maintain power to the temporary buildings from Phase 1 while Phase 2 structures build around them.
Phase 2 has a different kind of complexity for DSA approval. There will be a lot of DSA review around mechanical, plumbing, and suspended utility coordination. Running pipe, ductwork, and conduit through multi-level buildings can become problematic if it isn’ t coordinated early. Phase 2 is scheduled for completion in 2028.
