NJ TRANSIT HUB PERSPECTIVE | MID-YEAR 2019 Mixed-use/Residential Developments: With a 9.4 percent population increase since the 2010 U.S. Census, the highest of any New Jersey municipality, Jersey City is closing in on Newark as the largest city in the state. In an attempt to keep up with this growing population’s housing needs, construction cranes are filling the skyline. Among the notable projects recently completed, under construction, or on the drawing boards: RIVET 2-26 University Blvd 235 Grand St A joint venture between Ironstate Development and Kushner Real Estate Group is developing a 549-unit apartment building at 235 Grand Street. Located at Grand and Grove streets in Paulus Hook, the 46-story tower is scheduled to be completed in the Fall of 2019. Photo courtesy of Marchetto Higgins Stieve Architects 100 Monitor St A joint venture led by Ironstate Development Company is developing a 308-unit apartment building at 100 Monitor Street in Jersey City’s Lafayette section. Located adjacent to a Hudson-Bergen Light Rail station, the project will also contain retail space and commercial space that will serve as the new headquarters for the Jersey City Redevelopment Agency. The building is expected to be ready for occupancy by 2020. A joint venture involving The Hampshire Companies, Claremont Companies and Circle Squared Alternative Investments has broken ground on the next phase of the University Place redevelopment on Jersey City’s West End. Known as RIVET 2, the project will include 199 residential units and 10,000 square feet of retail space located at 26 University Boulevard. RIVET 1 opened last summer and consists of 163 units and 10,000 square feet of retail space. The University Place master plan calls for the construction of eight buildings totaling 1,000 luxury residential units, 120,000 square feet of retail space, green spaces and academic facilities for New Jersey City University. The project will be the tallest building in the state upon completion later this year.
