PERSPECTIVES

BY ANNALISA LAVOIE, AAMD OWNER DIRECTOR

Welcome to an inside look at the greatest show (very few of us knew we signed up for), but all of us keep running.

If you've worked in multifamily long enough, you know this isn't just a job. Some days, it's a full-blown circus. Not the disorganized, chaotic kind (well, sometimes), but the kind that pulls off an incredible performance day after day - sometimes with limited resources, unpredictable audiences, and a rotating cast of characters.

Welcome to the Big Top!

ACT I: THE THREE-RING CIRCUS

Operations. Residents. Ownership

Every property operates in three rings at once - and we're expected to perform in all of them simultaneously.

In one ring, property operations demand precision: turns on time, budgets on track, compliance tight, leasing favorable. In the second, residents expect empathy, urgency, and solutions - preferably yesterday. In the third, ownership expects performance, consistency, and results that defy market conditions.

The truth? Each ring applauds something different. Great leadership in multi-family isn't about choosing which ring to perform in - it's about choreographing the entire show. The strongest teams don't eliminate tension between the rings - they manage it. They align expectations. They communicate clearly. They understand that pressure is normal, but chaos is optional.

ACT II: THE JUGGLER

If juggling were an Olympic sport, property teams would medal every time. Leasing. Maintenance. Resident escalations. Vendors. Compliance. Technology rollouts. Staffing challenges. And every new initiative is handed over with a confident, “You’ve got this!”

Leadership matters most here. Strong leaders don't just cheer from the sidelines. They help decide which balls truly matter, which can bounce for a minute, and which ones never needed to be in the act at all.

Clarity isn't a luxury - it's a necessity.

ACT III: THE HIGH-WIRE ACT

Risk, Regulation, and Reputation - No Net Below

Each decision in property management feels like stepping onto a high wire. Regulations shift. Laws tighten. Expectations grow. One misstep can impact compliance, financial performance, or brand reputation.

Confidence doesn't come from pretending the wire isn't high. It comes from preparation, training, experience, clear processes and team support. When we invest in those things, we don't eliminate risk - we manage it.

ACT IV: THE RINGMASTER

Leadership That Sets the Tempo

The best ringmasters don't steal the spotlight. They set the rhythm. They protect their performers. They keep the show moving.

In multifamily, great leaders listen, remove barriers, and give clarity when things get loud.

FINALÉ: WHY WE KEEP COMING BACK

For all the pressure, there's something special about this industry. The teamwork. The resilience. The shared understanding that we're all in this together.

This circus isn't chaos - It's choreography. Our industry is an act of people, pressure, and performance. The magic only happens because of the grit and discipline behind the scenes. Embrace the ring you're in. Control what you can control. Lift your teams higher than the pressure around you.

Because when we do that - we don't just survive the show. We lead it.
