exceeded the homeowner’ s original vision. Creative Use of Space and Functionality
Every inch of the home was evaluated for purpose, storage, or lifestyle enhancement. The fully dedicated third-floor principal suite transforms daily living with a fireplaceanchored bedroom, walk-in closet with integrated laundry, luxury ensuite, and lounge / office overlooking treetops— creating a private retreat distinct from family activity below. Built-ins, under-stair solutions, and functional nooks support the practical needs of a growing family without adding visual clutter. Zoned infloor heating on every level, strategic soundproofing on the shared wall, and two air handling systems with HRVs and steam humidification deliver quiet, consistent comfort. New high-performance windows and doors improve efficiency while honoring heritage guidelines at the front façade. The unique balance of old and new seamlessly integrates with the surrounding neighbourhood, preserving street-facing character while providing contemporary livability behind the façade— achieving exactly what the homeowners envisioned.
Addressing Challenges
The underpinning phase revealed concretehard soil and contamination near the front of the home, requiring environmental remediation and extending the timeline by approximately two months. Simultaneously, the city’ s timeline for new drain services created additional delays. To maintain momentum, we restructured the schedule and advanced upper-floor construction while treating the basement as a separate phase. Heritage requirements obligated preservation and integration of existing stained-glass elements into new custom wood windows, demanding precision and collaboration with trades and review authorities. A party-wall dispute initiated by the neighbour added complexity; adherence to approved plans and calm professional management resolved the issue without escalation. Transparent cost-plus reporting kept the client fully informed throughout— ensuring trust, clarity, and confidence during unexpected challenges.
