Project History

Designed and built by Glenaden Homes, the homeowners were raising a young family and wanted the character of a heritage home combined with maximum functionality and aesthetic of a modern NYC-inspired row house. They had previously been outbid on a similar home for sale and were determined to bring the same vision to life in this property. The renovation delivered significantly increased space, improved comfort and mechanical performance, and a design that reflects their personal style.
Unique design elements include extensive use of dark, moody colour palettes, stained wood built-ins, arches and rounded corners to soften transitions, and bold wallpaper selections that create distinct identities for each room. Pot lights were minimized, opting instead for curated fixtures to create ambiance and intimacy. The dining room became a statement space, finished in a deep wine tone across walls, ceiling, and trim.
Energy and comfort enhancements included 2lb spray foam, strategic soundproofing on the party wall, new highperformance windows and doors, zoned hydronic infloor heating on every level, and two air handlers with HRVs and steam humidification for air quality.
Despite a two-month delay due to underpinning challenges, contaminated soil, and a party-wall dispute, we maintained transparency, progressed upper floors, and navigated complexities calmly— an approach the client valued most.
Overall Appeal and Design Elements
The homeowners wanted the character of heritage architecture paired with the sophistication of a modern NYC row house. The design embraced a dark and moody palette, contrasted by warm stained wood and extensive wallpaper selections to create individualized spaces that reflect the family’ s personality. Rounded corners and arched openings softened circulation paths, making the narrow home feel inviting rather than linear. Trim and wall paint colours changed intentionally room to room— an elevated design commitment requiring precision and craftsmanship. Pot lights were minimized, opting instead for curated fixtures that cast softer light and create atmosphere. The preserved original staircase and railings anchor the home in its history, while custom millwork and built-ins across the four floors maximize function. The result is a cohesive blend of heritage character and contemporary elegance— an aesthetic that both met and
