Structural Frame and Building Envelope – ? Ideal Conditions/Recommendation: Head flashing is installed at doors and windows
Windows and trim materials: – – – – Requirement: No unsealed gaps between trim/siding (includes sill) and windows are present. Requirement: No significant damage by moisture is present. Requirement: Caulking around windows and trim is in good condition, without gaps, and not cracked. There must be no significant use of caulk to patch gaps greater than ½". Requirement: No broken panes are present.

Exterior doors: – – – – – Requirement: Doors have effective threshold, weather stripping, and door sweep installed. Requirement: No weather damage to flooring is present on the interior side of the door. Requirement: The door, frame, or threshold cannot have excessive degradation. Requirement: Stairs are safe and have handrails. Requirement: Caulking around doors and trim is in good condition, without gaps, and not cracked. There is no significant use of caulk to patch gaps greater than ½".

Roofing materials and flashing: – – – – Requirement: No debris (i.e. plant debris from nearby trees) should be accumulated on the roof assembly or in the gutters. Requirement: Roofing is in good condition; shingles are not missing, peeling away, or degraded. Requirement: Roof line, fascia, and soffit should be in good condition and are not sagging. Requirement: Penetrations are flashed (valleys, vent pipes, ventilation fans, drip edge, chimneys, skylights, fascia, roof overhang assemblies, etc.) The Rater should not get on the roof for this verification, but complete verification from ground and attic access. Requirement: Flues should be terminated through roof and capped, if appropriate. Requirement: The chimney for solid fuel burning has a spark arrestor installed (CBC 2802).

Requirement: There are no signs of current water intrusion on underside of roof sheathing and no unflashed openings to exterior. Requirement: Ventilation pathways in attic should be clear. Requirement: No vents terminate in the attic. Ideal Conditions/Recommendation: It is recommended that vent blocks have eave baffles installed.
Interior assemblies: Interiors must not exhibit signs of damage due to a failure in the building envelope and must meet the following requirements:
