What in your opinion marks out your company from others on the Island? Without a doubt, our expertise. And not just at management level, but throughout the whole team. There is more to being a professional estate agent than just unlocking the doors of beautiful properties. You need knowledge of the market and the business, an understanding of fundamental tax and legal issues, and a close network of trustworthy, experienced partners. You cannot acquire this overnight, it takes decades of experience. We have our own inhouse legal and contracts department that checks the properties for sale, prepares draft contracts and accompanies clients when they visit the notary. This department is run by an
Where ought potential purchasers to invest? Which parts of the Island offer the best prices and value for money? That’ s a difficult question. The south-west, the area around Palma and Son Vida, Portixol, and also the south-east and north of the Island have now become really expensive, but other experts are of the same opinion as me that the prices there have not yet peaked and will continue to rise. A lot of people who don’ t want to or can’ t pay the prices for those areas end up in the coastal regions to the east and south of Palma. Prices there are mostly still affordable and they still have potential.
Port Andratx, Santa Ponsa, Puerto Portals and Palma have long been regarded as bestsellers. Are there fashionable new locations one ought to consider? In the south-west I would definitely add Bendinat and Son Vida. For most buyers it is important to be near Palma and the airport. On the east coast there are some interesting new properties being built and prices are still low, but the season there is very short and when it’ s over everything shuts down, the harbours, cafés, restaurants etc. That is why the most sought after locations are the ones you’ ve already mentioned.
You have a very close personal relationship with Lutz and Edith Minkner, and the company places great emphasis on customer service. Have there been any innovations since you joined the senior management team? It is quite true that I have a very close relationship with the Minkner family. But that is one of the strengths of the company ethos. The staff can always take their personal problems to Edith and Lutz Minkner and get the support they need. But it works both ways – the Minkner family can also rely on us as a team. years but Herr Minkner has told me that we have never had such a good team as we have now. As to new ideas since I’ ve been on the senior management team – yes, I’ ve made a start with the distribution of work. I am trying to give the Minkners more free time and relieve them of day-to-day tasks. The market has changed too since the financial crisis. Property developers have disappeared from the market, or the owners have handed over their businesses to their children. Young new property developers have taken their place. They speak my language and I know how they“ tick”. As forward thinking business people the Minkners have recognised this and they have given me this new area of responsibility for which I am very grateful.
Minkner & Partner is planning to open a new office in Port Andratx at the end of this year or the beginning of next. Can you tell us anything about it? Yes, we are opening a new, larger branch office in Puerto Andratx at the beginning of January 2017, right on the harbour opposite the fish market. We are in the middle of the planning process and need to get on with the work quickly as we want to move from the old office to the new one before Christmas. We have also taken on additional new members of staff for the Andratx branch and we are in the process of training them for their new jobs. It’ s all very exciting.
