SOUTH & WEST FIFE HIGH SCHOOL

Construction of the new South & West Fife High School has reached a major milestone, with BAM Construction progressing one of Scotland’ s largest education projects to create a highly sustainable learning environment for more than 1,700 pupils.
A new chapter in Fife’ s education estate is taking shape at the former Rosyth Fleet Grounds, where BAM Construction is delivering the replacement for Inverkeithing High School. Scheduled to open as Caledonia High School in August 2026, the £ 88 million development will provide a purposebuilt campus designed around collaboration, wellbeing and environmental performance.
Commissioned by Fife Council and designed by AHR Architects, the project forms part of the council’ s longterm programme to renew its secondary school estate. Delivered in partnership with hub East Central Scotland, the Scottish Government and the Scottish Futures Trust, the development represents one of the largest investments in education currently underway in Scotland.
The new three-storey school has been designed to accommodate 1,735 pupils and replaces buildings that no longer met the educational and operational requirements of a modern secondary school. Its layout adopts an open“ see and be seen” approach, improving visibility throughout the building while creating connected learning environments that encourage collaboration between departments and year groups.
AHR Architects has placed sustainability at the heart of the design. The school is targeting Passivhaus Classic certification, making it one of the UK’ s most energy-efficient secondary schools. Built to Passivhaus principles, the building is expected to use around 75 % less energy than a typical new-build school, reducing both carbon emissions and long-term operating costs while providing a comfortable internal environment throughout the year.
The architectural concept responds to both education and place. Set on elevated ground overlooking the Firth of Forth, the campus incorporates generous glazing, landscaped outdoor learning areas and extensive sports facilities. AHR’ s proposals also draw inspiration from the nearby Forth Bridge, with the steelframed atrium reflecting the engineering heritage of the area while creating a striking central space within the school.
The facilities have been planned to support a broad range of educational and community activities. Alongside specialist teaching accommodation, the building includes support learning facilities, enhanced
