CBG CONSTRUCTION- ONE HORSHAM GATES RESIDENTIAL BLOCK
CBG Construction has completed a major façade remediation programme at One Horsham Gates in Horsham, replacing non-compliant external materials and upgrading the residential building to meet current fire safety standards.
One Horsham Gates in Horsham has undergone a comprehensive façade remediation and fire safety upgrade delivered by CBG Construction. The project focused on the replacement of multiple external wall systems and associated structural elements within the fully occupied residential building, ensuring compliance with current building safety and fire performance requirements.
The remediation programme was completed over a 40- week construction period and carried an overall contract value of approximately £ 2.1 million. Works were undertaken while residents remained in occupation throughout the project, requiring phased delivery, close coordination and extensive communication between the contractor, consultants and occupants.
The scope of works involved the removal and replacement of existing EPS render cladding, ACM cladding, timber cladding and sections of the timber support framework. These systems were replaced with compliant façade materials designed to satisfy updated fire safety regulations introduced following changes to UK building safety legislation.
During the early removal stages, additional latent defects were identified within sections of the secondary framing on the south elevation of the building. Defective Oriented Strand Board( OSB) was also discovered on both the west and east elevations. Following investigation, CBG Construction designed and implemented replacement structural supports and installed new OSB elements on a like-for-like basis while taking account of structural racking requirements.
The project highlighted the importance of intrusive preconstruction investigations during façade remediation schemes. According to CBG Construction, lessons learned from the project have since been incorporated into the company’ s wider pre-construction and risk management procedures to strengthen delivery certainty on future remediation programmes.
A large specialist supply chain contributed to delivery of the works. EK Construction undertook demolition, cladding and render replacement works, while Amphibian Scaffolding provided access systems for the project. Additional subcontractors delivered carpentry, roofing, electrical works,
