PAINTING DRIVEWAYS, WALKWAYS, ALCOVES & PATIOS 3.1
ANY CHANGE TO THE OUTSIDE OF YOUR HOME REQUIRES BOTH NARC AND ACC APPROVAL
This guideline is applicable to exterior concrete driveways, walkways, open porches, alcoves
and patios.
1.
Obtain an application form from the Kings Ridge Management Office (CMO) located at the
clubhouse. Submit the application form with a copy of the following; the guideline, paint color
samples, color photographs of the design(s), (including the border design), or a complete
drawings accompanied with a color copy of the vendor brochure illustrating the proposed
palette, and any other pertinent information. Return your completed application to the CMO.
2. Do not start construction of any improvement, alteration, or addition to any existing structure
or make any site improvements or changes prior to approval. After approval by the ACC the
proposed work shall start within 45 days and shall be completed within 180 days of
commencement. Time extensions may be granted by the NARC upon written request.
3. Driveways: Homeowner shall use colors that visually blend with the existing house color
scheme as described below:
a. A maximum of two colors that visually blend with the house color scheme is permitted
(house body and trim colors).
b. The base coat shall be a solid color to match the house, body or trim; over which a sprayed
splattered or hand-cast texture may be applied. The splatter or hand cast material may
contain a third color for contrast that visually blend with the house color scheme.
c. A single border not greater than 8 inches wide, measured from the edge of the pavement,
and of either of the two colors is permitted. This border shall be a single color or a
simulated brick or tile pattern.
d. An alternate border design created by insetting a single 6 to 8 inch wide stripe not more
than 16 inches from the edge of the pavement using colors that visually blend with the
house color scheme, and are approved. This stripe may not be any pattern or graphic
design.
e. The so called “twisted knot” designs or variations are prohibited.
f. If the driveway and walkway are both painted, they shall be painted to match each other
in color and/or pattern.
