GUTTERS AND DOWNSPOUTS 2.7
NARC Approval may be necessary depending on the specific requirements of your
neighborhood. ACC approval will not be required as long as all Master Guidelines are
met.
1. Gutters shall be metal and painted white.
2. Downspouts shall be metal and may be painted white or the same base color of
the house. Provide splash blocks at base of downspouts.
3. Gutters and downspouts may be removed and not replaced. If the gutters and
downspouts are not replaced, the home must be restored to the original
condition.
4. Maintain and repair all gutters, downspouts, and splash blocks in good condition
in perpetuity.
5. Homeowner shall assure that drainage from downspouts is directed towards the
natural drainage pattern causing no erosion or ponding. Additionally, drainage
cannot interfere with or cause damage to any property in the neighborhood.
6. Homeowner shall control the work and conduct of all contractors on the site.
7. Homeowner shall immediately remedy any damage to the site and adjacent
premises caused by any contractor or worker. Failure to take such action in a
timely manner will be cause for the neighborhood association to correct said
damage at homeowner’s expense.
8. Neither the Kings Ridge Community Association, Inc. nor the neighborhood
association shall have or shall assume any responsibility for maintenance or
warranty for the gutter work and modifications to the existing home and site.
