The Golden Visa , whose technical name is residence permit for investment activity ( ARI ) is a program implemented by the Portuguese Government in 2012 , in order to allow third-country nationalities to obtain a residence permit in Portugal through an investment . We are thus talking about a Residence Card that allows the investor to work in Portugal and travel through the Schengen area , and also take take advantage of the possibility to add family members to your household , without the need to make another investment .
Types of Real Estate Investments for Golden Visas : - Acquisition of property for a minimum value of 500,000 euros , free of burden sums or charges . More than 1 property can be purchased to make up the value of 500,000 euros ;
- Acquisition of property whose construction has been completed at least 30 years ago , or which is located in urban rehabilitation areas , to subject to rehabilitation works , for a total minimum value of 350,000 euros ;
What are the procedures involved ? Here ’ s a list : -Request a Portuguese taxpayer number ( NIF ), through a tax representative ; -Proceed to open a bank account in Portugal , since the funds necessary for the real estate investment have to be made through a Portuguese bank account entitled by the investor ; -Make the investment ; -Obtain in the country of origin , the documents necessary for submission of the Golden Visa application ( valid passport , criminal registration certificate , proof of family relationships ( if applicable ) among others ; -After all necessary documents have been gathered , submit on the SEF Portal ( Service of Foreigners and Borders ) the application to the Golden Visa ; -Wait for the validation of the documentation submitted and consequently wait for the appointment for a face-toface meeting , at SEF in order to collect biometric data ; -After the trip to SEF and after the payment of the respective fees , just wait for the issuance of the Residence Card .
This Residence Card is issued for a period of five years , and must be renewed in year two and year four - there is only the obligation of a minimum stay in Portugal of fourteen days in each two-year period - the investor may , after five years apply for permanent residence in Portugal or apply for Portuguese nationality .
