The initial take was that the building would
be encumbered by heritage limitations, but
upon investigation this turned out not to be
the case. A quick scheme design was developed
and costed and a viability study prepared,
culminating in a joint decision to proceed.
14 shareholders / investors were approached
with each agreeing to contribute to the costs,
which allowed a cash offer to purchase the
property to be made. The process of assembling
a professional team, developing the design,
setting selling prices, managing development
costs to ensure profitability was familiar to all of
the team members.
The next step was to procure finance for the
development, so armed with a very promising
