Orientation of the building was not much of a consideration , since much of the existing structure has been retained . Existing shading devises , that formed part of the original building , were kept in place , as this assists with the Eastern and Western elevations for morning and late afternoon sun . For façade surfaces , where full glazing was required from a shopfront / showroom point of view , high performance glazing has been ‘ specced ’ in order to minimise heat build-up .
Further , from a lighting point of view , energy efficient lamps have been used throughout the building , and from a mechanical design point of view , only shops that absolutely require air conditioning have been provided with it . The balance has been dealt with from a natural ventilation and fresh air supply point of view .
Parking The main parking pocket to the centre is in the middle of the two centre wings ; parking has been opened up significantly as part of the revamp process onto Main Road towards the Eastern side of the building . A small basement parking component serves tenants .
Landscaping The landscaping surrounding the centre has been upgraded significantly and with great success . New trees have been planted in the main parking pocket between the two centre wings , to form a floating hedge which will take approximately a year to reach full growth .
Various other fully grown palm trees , lit with colourful lighting and Tivoli lights were planted
