The centre comprises a total of 24 shops and a total of 6,357m 2 of GLA , of which there are 24 shops , 3 ATMs , 1 gym and 4 offices .
Construction Process The construction process , as with any building revamp , came with its own set of challenges , but with an understanding client , a good professional team and a fantastic contractor , everything turned out rather well in the end .
The main challenge with any revamp , understandably , is the fact that work is done to a trading building , and needs to move around the site in such a way as to have a minimum impact on existing tenants and trade , whilst completing the project in good time .
The majority of additional design elements of the building were of a ‘ clip-on ’ nature , in order to minimise the intervention to the bulk of the building . The nest structure was an entirely new building , but with its intricate criss-cross steel structure , created quite a few construction challenges , as slanted columns , shop fronts and glazing were not easily resolved from a drawing point of view , and created complicated construction issues .
Considering the level of difficulty and design detail , the final product speaks for itself . From a design and construction point of view , the team considers it a great success .
Location of Centre and Choice of Site Since this is an existing shopping centre , the choice of site did not play a major role , since it has been trading for quite a number of years , has gone through various revamps and was in need of yet another . The fact that the centre is located in a very affluent captive market and had great potential in terms of redevelopment made it an obvious choice of project .
The centre is located on a prominent road linking the Brooklyn area with Waterkloof , and on a shorter route towards the further commercial node of Menlyn , with its regional shopping centre . The centre is further located next to a primary school , with easy access to the centre , which catches the afternoon and morning traffic to and from the school .
Green Design Principles From a green design point of view and energy efficient design , the right thing has been done , from a climate and energy point of view , still maintaining the commercial feasibility of the project .
