design , instead allows unhindered exposure of the store and the store design .
Influences on Design The major influence was the urban context of a urban regional centre within an established urban framework consisting of a mix of residential , retail and offices . The design was premised on integrating the buildings within this context . The process involved the local authorities , neighbouring building owners and the local street traders . The emphasis for the urban development was the road between the centres , Dreyer Street , which formed an important link in the local authorities ’ spatial development framework . The design recognised this aspect and integrated the street within the context of the development by upgrading the finishes , designing the streetscape to allow for an integration of the entrances , open spaces and service areas and trading areas . The integration is further enhanced by opening the building envelope so that the tenants trade off both the internal mall and the street frontage .
Design Approach to Services & Deliveries The services and deliveries are restricted by the existing built structures and the urban policy framework which restricted service access to one side only . The design incorporated the existing service and loading core keeping the established access routes . Recognising that the service areas were restricted and accepting that there was going to be front door service access , the vertical transport was designed to accommodate both service and public access . The main service reticulation is placed within defined zones both vertical and horizontally in order to facilitate future changes and adaptations .
Design Approach to ‘ Negative ’ or Open Spaces The open spaces were integral to the design intention and it was fundamental to the design to open the centre and therefore the retail trading onto the open areas . The open areas are seen as a continuation of the internal malls and , by extension , the mall becomes an extension of the streets , which is the key to unlocking the integration of the retail centers within the overall urban context .
