The vertical circulation cores between the ground floor and the first floor were badly positioned which exacerbated the difficult access between the floors , effectively cutting off the first floor from the major access points through the building on ground floor .
Design Concept The existing two buildings were separated by a pedestrian street , access to parking and a radical different tenant mix . The design was intended to unify both the physical access and overall aesthetic appeal of both buildings . It was critical that the integration of the two buildings worked
on the level of the internal layout of both retail buildings and within the overall urban context .
The integration of the malls was achieved by realigning the internal malls from both buildings specifically on the first floor and crossing the street with tenant ridges , effecting a seamless retail experience between the buildings . This experience is further enhanced by a choice of compatible finishes . The Cavendish Connect is exceptional in respect of its tenant mix and how the building integrates within the urban environment . The centre is located in a built up and established urban context at the same time as being a regional centre attracting both urban foot traffic and regional car traffic . The accessible and complementary retail experience both external to the buildings and internal to Cavendish Square and Cavendish Connect adds to the overall mix and thereby enhances the shopping experience . Its unique design arises from the successful integration of its retail with that of its urban context .
Design Excellence There are two basic concepts that are fundamental to a successful retail design . Firstly , on the basis that retail is a dynamic and changing experience influenced by fashion and economics , the example of excellent design allows for both the flexibility of the changing experience with a welldefined access and service backbone . Within the constraints of an urban position , this building design allows for this flexibility . Secondly , the design recognises that the emphasis is the retail stores and does not try imposing upon the retail
