to be of a non-industrial character . Building height is 5m on the eaves . Signage is strictly controlled under the roof overhangs with central pylons at the project entrances . Site lighting is controlled to have minimum impact on the residential areas .
Finishes to walls are plaster and paint with a colour scheme , which is co-ordinated and in context with the residential character of the area . The project architect , Tim Palmer , introduced a soft edge to the building through the introduction of a tile application along the eaves . The road frontage of the development is unfenced with substantial landscaping on the road reserve .
Parking has been provided at a ratio of 4 bays per 100m 2 trading area , which is in line with both the commercial requirements of the development as well as the town-planning scheme .
Site handover took place on the 2nd of May 2003 and completion date was the 17th of November 2003 .
CONTRACTOR ’ S VIEWPOINT NMC won this competitive tender and commenced on site on the 2nd of May 2003 . The site was levelled and foundations commenced at the end of May 2003 . The soft sand on site posed initial challenges while constructing the superstructure . The site team made use of four teleporters with telescopic booms to transport materials from the access roads onto the building platform through the sand . Mazor Engineering made use of two rough terrain mobile cranes to erect the structural steel in record time .
The tenant , De La Rey 1001 Building Materials , requested that the design team incorporate a colourant into the 11,000m 2 of concrete floors in their retail centre and bulk stores . ABE ’ s Korocron was specified to enhance the appearance of the concrete floors . The floor was placed and finished with state-of-the-art equipment by NMC ’ s specialist Concrete Flooring Team resulting in a high quality floor .
