Design Concept 5 Dock Road is conceived as a contextually responsive perimeter block structured around a central landscaped courtyard. This approach addresses the dual imperatives of premium residential yield and high-quality living conditions while anchoring a critical piece of the Battery Park urban framework.
A defining move is the replacement of conventional double-loaded corridors with open gallery-access walkways overlooking the courtyard. These walkways introduce natural light and ventilation, reduce operational conditioning loads and strengthen visual connections between residents and the landscaped core. The approach transforms circulation into an open, naturally lit and socially engaging experience, while connecting residents visually to a central green space and maintaining a strong relationship with the surrounding park and city.
Form and Façade Articulation The façade features highly articulated horizontal projections, deep recesses and floor-to-floor aluminium brise-soleil fins that are irregularly positioned. This treatment is specifically intended to reduce the solidity of the mass and avoid the building having an overbearing presence on the surrounding park and canal edge.
Apartment Layouts The development provides one-, two- and threebedroom apartments, exclusive penthouses on the top floor and a four-bedroom unit on the fifth floor. High-quality layouts and specifications enhance natural ventilation and daylight without sacrificing efficiency. The inclusion of family-sized two- and three-bedroom units, alongside smaller one-bedroom apartments, was a key strategy to differentiate the development from conventional residential offerings. Dual-aspect living, open-plan dining and kitchen spaces, ground-floor gardens and spacious terraces above enhance the sense of space.
