Client Brief The project was commissioned by Elvee Property Investments( Pty) Ltd, a client with a strong vision for both architectural quality and commercial performance. The brief went beyond simply filling retail and office space— the development needed to act as a flagship, setting a new standard for Main Road while delivering robust investment returns. Key objectives included:
• Attracting a mix of high-quality tenants, from boutique retail to destination dining and dynamic office environments.
• Activating the street edge and drawing people into the site.
• Establishing a bold architectural presence that could position the development as a landmark within Walmer.
• Creating a building that would evolve over time, accommodating multiple uses without losing its identity. The architects were thus tasked with designing a building that worked on multiple levels: a place of business, a place of gathering, and a long-term urban asset for the city.
