SYNC is strategically positioned on Main Road in Walmer, one of Gqeberha’ s most established and visible commercial corridors. The site, measuring 4,395m ², was previously occupied by two residential properties that were consolidated to create a platform for development. Its transformation represents more than a change in land use – it reflects the shift in how South African cities are densifying, activating underutilised land, and drawing new energy into established neighbourhoods.
The site did not come without challenges. Most notably, stormwater management required innovative thinking. Existing flows had to be carefully rerouted through neighbouring properties to connect into the road below, demanding technical coordination and urban-scale sensitivity. By resolving these infrastructural hurdles early, the project team ensured that the site could deliver long-term resilience while accommodating a highly activated mixed-use programme.
