A Landmark Presence on Cape Road Located at the intersection of Cape Road and First Avenue, the development occupies one of Gqeberha’ s most visible commercial sites. Cape Road serves as a major arterial route through the city, which makes the building highly prominent within the urban landscape.
The client brief called for an architectural response that would establish a strong presence along this important corridor while complementing the existing office park. Rather than treating the new extension as a separate building, the design team sought to create a unified composition that respected the original structure while introducing a distinctly contemporary architectural language.
The resulting development creates a new landmark in the Newton Park commercial district. Clean lines, carefully proportioned glazing and a restrained material palette establish a sophisticated identity that reflects the aspirations of both the developer and its corporate tenants.
Balancing Old and New One of the project’ s greatest challenges involved integrating a substantial new extension with an existing building that remained partially occupied throughout construction. The original office block featured traditional forms, repetitive punched window openings and a series of pitched roofs. While these elements provided the building’ s character, they also presented practical limitations, particularly relating to ceiling height and workplace requirements.
To accommodate Absa’ s operational needs, the existing upper-floor roof structure was removed and replaced with a new elevated roof system. This intervention increased internal ceiling height while simultaneously modernising the building’ s appearance.
Rather than replicate the original architecture, the design team deliberately established a distinct dialogue between old and new. Contemporary forms and extensive glazing contrast with the existing building fabric while maintaining a coherent overall composition. The result is a development that acknowledges its history while embracing a more forward-looking architectural expression.
