Existing Fabric Meets New Form The project originated from the ambitions of Bellingan Properties, owner of an existing office park in Newton Park, known as 274 Kaleidoscope. While the original complex had served its purpose for more than two decades, changing tenant requirements and the need for expansion presented an opportunity to rethink the site’ s future.
The existing office park already housed a regional office for Vodacom, but attracting additional blue-chip tenants required more than simply increasing floor area. The development needed to establish a new level of quality and create a contemporary business destination capable of accommodating major corporate occupiers.
Absa emerged as the project’ s anchor tenant, providing the confidence necessary to proceed with a substantial redevelopment and expansion programme. Additional neighbouring properties were acquired and consolidated into the site to allow the development team to increase both building area and parking capacity while creating a more cohesive commercial precinct.
