External Finishes External finishes are envisaged as clean , simple and low maintenance . Off-shutter concrete shear walls are expressed externally ( requiring no maintenance , and , in two instances , forming the bases of the cooling towers for the air-conditioning system , and supporting rainwater / grey water storage tanks ). Other walls are finished in low- or no-VOC paint , with windows requiring sun protection being screened by special powder coated punched aluminium screens in the dappled leaf pattern . A variety of clear and tinted laminated glass has been used .
Green Building The building achieved a 5 Star Green Rating , taking into account Management , Indoor Environmental quality , Energy , Transport , Water , Materials , Land Use & Ecology and Emissions .
Management
• A principle member of the team was a Green Star Accredited Professional ;
• Comprehensive precommissioning and commissioning processes were allowed for in the tender process as well as quality monitoring for all building services ;
• The tuning of all building systems was a tender requirement ;
• Monthly monitoring and a full recommissioning 12 months after practical completion was specified in the tender ;
• A building users guide was provided for tenants ;
• The tenant is obliged to implement a waste management plan ;
• An air tightness test was required to assess air leakage rates from the building .
Indoor Environment Quality
• The HVAC system exceeds the provision of fresh air required by SANS 10 400-0 ( 5 lts / second / person ) by at least 100 %
