• Be present for every showing and never put the home on lockbox- this allows for real-time feedback and the ability to evaluate the level of interest in the potential buyers by evaluating body language and chatter.
• Arrive early before all showings to make sure that the home is well lit, free of debris, and smells fresh. At the completion of the showing, turn off all lights and make sure the home is secure before leaving.
• If the client is out of town- bring in any mail, packages, and drive-by home regularly to monitor for any issues that may need to be addressed.
• Follow-up with all agents after a showing and also reach out to agents that view your listing online with an email that will include additional information / photos about your home.
• Negotiate on your behalf all offers and counteroffers.
• Prepare all paperwork.
• Be present for inspection.
• Keep in contact with the lender and closing attorney throughout the closing process to ensure all needed information is received on a timely basis.
