Abstract: The Modular Construction Method (MCM) has numerous strength in the condition of
environmental constraints such as bad weather condition, on‐site skilled worker shortages and lack
of construction schedules. However, applying the modular technology to the building industry is in
the initial stages yet. Resolving these issues requires to identify what is the potential driving factor for
popularizing Modular Building Projects (MBPs). In this regards, this study aimed to identify the
factors driving adoption of MCM and categorized the potential factors as four main components using
Exploratory Factor Analysis (EFA). As a result, the factors were systematically categorized into four
major components as following ‘Component 1: Stakeholder’s interest’, ‘Component 2: Technical tools
support’, ‘Component 3: Improvement of social perception’ and ‘Component 4: Industrial demand’. In
summary, classified components can be comprehensively interpreted as means of that the adoption
of MCM requires to attract the stakeholder’s interests by improving social perception against the
modular construction through technical support and industrial demand.
