17-lot subdivision wins Shawangunk approval
A proposed 17-lot subdivision situated
off Ralph Branch Drive and Birch Road
in Wallkill is inching towards becoming
a reality after the Town of Shawangunk
Planning Board granted the project
preliminary approval at its meeting at
Town Hall last month. The applicant,
Bruce Lott of Lott Ventures, wants to
built a 17-lot development that would be
known as Rolling Hills Estates on 36.6
acres of local land.
The main sticking point with the
project has been the issue of a berm
that must be constructed at the site. The
initial plan called for the developer to put
up the berm before any building permits
for the site could be secured, but the
planning board decided to amend the
project’s negative declaration at the July
13th meeting to allow Lott to construct
one model home on the land before the
berm goes up. The developer sought that
change to attract potential buyers to the
subdivision.
The board insisted that no additional
building permits will be issued until the
berm is built. “It’s for the scenic byway,”
