will continue on the Shores of Oneka Lake development , which when finished will feature 218 homes — a combination of single-family homes , villas and twinhomes .
And a group of local history buffs are exploring what needs to be done to restore the Old Hopkins School House . The Forest Lake School District donated the building at the corner of 170th and Highway 61 to the City of Hugo some time ago according to Juba . “ They want to turn it into a heritage center for the community ,” she said .
Vadnais Heights
Population 13,080 – Minnesota State Demographic Center
There is plenty of development underway in the City of Vadnais Heights , including the redevelopment of a site along Rice Street near I-694 . What used to be a single-family home and three underutilized commercial buildings is being turned into a market rate apartment complex along a major transportation corridor .
The project currently known as The Ansel Apartments was approved as a 176-unit apartment complex . “ The City established a redevelopment TIF District to fund a portion of eligible improvements on the site , including additional parking and storm water management . There are special needs at the site since it is smaller and constrained by the roadway network . It ’ s also right up against West Vadnais Lake ,” said Nolan Wall , AICP , Planning / Community Development Director for the City of Vadnais Heights .
On the east end of the community , a new Luther Cadillac dealership is currently under construction along the east side of Highway 61 near Willow Lake Boulevard . The five-acre site stretches across two cities . The sales office and most of the parking lot will be located in Vadnais Heights . The north end of the property , which consists entirely of additional parking , is located in Gem Lake . The project also includes a new traffic signal and frontage road to accommodate future development to the north .
Wall said construction should be complete in 2023 .
Reserve at Sono project – completed in 2022
Construction also continues on Vincent Estates , a 22-unit townhome development off County Road F on land formerly owned by the City . The new community overlooks a wetland and will feature two story townhomes with two different floor plans .
A single-family residential development called Mondello Shores also remains under construction off Centerville Road . The development is just north of the junction where Interstates 35E and 694 meet . The development will include 42 homes once finished .
Vincent Estates – ongoing townhome construction
Bluebird Grove is another infill singlefamily housing development that included a new street connection and 20 home sites ; construction will continue throughout 2023 .
The City sold the Garceau Corner properties to Big Wood Brewery , which
plans to re-use the former hardware store building for a brewery , tap-room , and event center . Construction will occur in phases throughout 2023 as they relocate their operations from Downtown White Bear Lake .
The top employers in Vadnais Heights include H . B . Fuller , I . C . System , Target , Walmart , Buerkle Companies , SEH , Inc ., and the Mounds View and White Bear Lake School Districts .
White Bear Township
Population 10,985 – Minnesota State Demographic Center
In White Bear Township , there are just a couple of projects in the works for 2023 . According to City Planner Evan Monson , improvements are planned for the dog park at the south end of Otter Lake ; and resurfacing projects are being considered for several roads in the southwestern portion of the Township .
The roads that may be resurfaced in 2023 include Gilfillan Lane , Greenhaven Drive , Crescent Curve , Moon Lake Circle , Hammond Road , Township Parkway , Meadowlands Drive , North Birch Lake Boulevard and Birch Bend Lane . “ Our City is 98 percent built out and there ’ s not too much demand right now for development or redevelopment for that matter ,” said Monson .
