project , along with providing bidding and construction assistance during the demolition , which was completed in April .
The site had plenty of environmental challenges , including a stream running under one of the buildings that was demolished . The stream will be daylighted and restored , and Ayres will work with the Wisconsin Department of Natural Resources and owners on proper management of residual environmental issues to facilitate redevelopment activities . construction observation services , process recommendations , and assistance with resolving site issues to ensure the construction goes smoothly .
To date , work has included : an emergency culvert replacement on CTH “ U ” in 2018 ; precast box culverts on CTH “ A ” and CTH “ J ” over Eagle Creek in 2019 ; and the recently begun work on CTH “ S ” near the Town of Norway for the design and construction of a culvert replacement with a precast box culvert .
With demolition complete , the project continues with planning for its future use , which will be a legacy development to provide City residents a mix of public gathering places along with business and retail space . These efforts are truly a public-private partnership between the City and the Ariens family , and Ayres ’ role has been instrumental as a teaming partner in finding funding and working on the team to find solutions to help accomplish project redevelopment goals .
Overcoming financial obstacles
Over the last several years , Ayres has partnered with Racine County , Wisconsin , as it ’ s worked to reconstruct numerous culverts and bridges throughout the county . To save construction costs and mitigate high bid costs due to timing of lets , the County has been constructing Ayres ’ culvert designs themselves . For the “ A ” and “ J ” projects , Ayres ’ structural engineers designed cast-in-place box culverts , but the County requested that the project be redesigned to use precast concrete box culverts . As a result of the design change – aside from contracting for a crane and operator to aid in setting the structure components when they arrived on site – the projects were completed in 2019 entirely with Racine County crews .
Because of those successful projects , the County requested another precast box culvert design to replace the culvert on CTH “ S ” over Goose Ditch . Racine County plans to build the structure with County crews again , in conjunction with the planned resurfacing of CTH “ S .” Design for the preliminary structure has begun , to be followed by final design tasks and permit applications . Construction is expected to begin this fall .
