But the project was not without challenges . The COVID-19 pandemic caused major delays and supply shortfalls . In addition , all drywall samples tested positive for asbestos , resulting in a four-week setback , and the building was lacking a functioning HVAC system .
" It is very common to find some surprises waiting for you behind drywall . Always make sure you have qualified people who are licensed and registered for the job and allocate extra time for delays , permits , zoning , city approvals , and back orders ," says Kamal . She also recommends incorporating a ten percent buffer within any renovation budget to cushion against unpredictable issues .
" We wanted to spend about $ 250k and we definitely went a little over , as most renovations do ," says Krista . " The asbestos needed to be cleared and we decided mid-project to do new windows and the basement staircase as well . We also splurged on custom millwork and closets throughout the house because we wanted to minimize furniture and maximize space ."
Post-renovation , the home is fit for a family . " One thing that we really love is how grand Jude was able to make all the rooms feel . Our built-in shelves , window frames , and cabinets reach all the way to the ceiling , which makes the whole house feel large , open , and airy ," says Krista . " I feel like we achieved our goal of making the space feel bigger but also more functional for our family ."
