Site conditions and the design response
Given Maritime Place ' s proximity to the ocean, durability, and longevity were key considerations throughout the design. The building ' s exterior is predominantly constructed from face brick and exposed concrete, materials chosen for their resilience, low maintenance requirements, and ability to perform in a coastal environment. Galvanised-steel balustrades and high-quality aluminium fittings were specified to provide additional resistance to
corrosion caused by salt-laden air.
Together, these carefully selected materials ensure the building is well equipped to withstand the harsh marine conditions while maintaining its architectural character and reducing long-term maintenance. Double glazing facilitates thermal control, as well as adding a measure of acoustic insulation, given the building ' s frontage closeness to Marine Drive. However, the developers had further sustainability goals in mind, as well.
Sustainability at the EDGE
" Ecolution Consulting are driving the green building initiatives and EDGE certification for Maritime Place through lean designs, low-flow fixtures, and energy-efficient systems that translate into real utilitybill savings for residents. Preliminary certification was achieved in 2024, with final certification targeted for late 2026, shortly after completion," adds André Harms, Director of Ecolution Consulting.
Delivering a project of this scale required close collaboration between architects, engineers, consultants, contractors, and the Rawson Developers team. Across the three-year planning, design, and construction period, thousands of individual decisions, technical solutions, and hours of craftsmanship culminated in a building that reflects a shared commitment to quality and thoughtful urban development.
Today, Maritime Place stands as more than a completed residential development. It demonstrates how contemporary architecture can celebrate the heritage of an industrial precinct rather than compete with it. It is an example of design responding to context, creating a development that feels authentic to its surroundings while confidently looking towards the future.
According to Carl Nortje, Managing Director of Rawson Developers, the company did not set out simply to build another apartment building.
“ Our ambition was to create a landmark that respected the industrial character of Paarden Eiland while demonstrating what residential living in the precinct could become. Seeing Maritime Place completed after a three-year planning, design, and build period is an incredibly proud moment for everyone involved. We believe it is a building that will stand the test of time and become a defining part of Paarden Eiland ' s identity for years to come."
