Phase one of the expansion is scheduled to open on 20 November 2025 and will add 5 190 m ² of new retail space. The first phase of this project involved constructing 26 new stores that complement an already diverse fashion offering. This expansion is regarded as the most significant investment in the mall’ s recent history, according to the developers.
Gerhard van der Westhuizen, Development Manager for Hyprop Investments, states that the total GLA of the renovated mall, once completed, will be 77 966 m ². The final phase is scheduled for completion by 23 July 2026, but the new trading space will be operational by late November this year.

At the heart of the project
The scale and ambition of the expansion project demonstrate a significant capital investment by Hyprop Investments, the mall’ s holding company. During the construction phase, over 1 200 jobs have been created, including positions for contractors, subcontractors and professional consultants. Once the new retail space is operational, it is expected to support an additional 400 jobs in the long term.
“ Concept Design and Feasibility for Phase 2A began in early 2023, with design development continuing to building plan submission in July 2024. The site was handed over to the main contractor, Bosebe Construction, in October 2024, when work commenced. The project will be opened in phases, with the new mall opening on 26 November 2025. Subsequently, a food court and market kiosk will follow, expected to be completed by July 2026," says Lawrence Liddiard of the project architectural firm CKB. MDS Architecture.
Liddiard says that the new mall will“ create an alternate journey for the shopper by adding a loop in the linear layout of the existing mall”.
Tall glazed shopfronts are designed to improve new retail displays and enable retailers to showcase their products.
Inside the new mall space
Angular mall ceilings enhance the feeling of spaciousness in the new mall, with large skylights providing plenty of natural light. Modern and stylish finishes reflect the quality of the retail offerings and create a fresh environment for visitors. The upgraded tiling throughout the entire mall and ablution facilities further supports this. The new food court has been designed to offer a wider variety of dining options in a central space, focusing on family and entertainment.
Canted ceilings and skylights add drama to the communal eating space, which also features the same refined finishes to enhance the experience. A new market kiosk has been designed to connect the food court to both the new and existing malls, offering opportunities for local artisanal products and fostering a greater sense of connection and community in Somerset West.
