The Precinct: Redefining comfort and efficiency
Standing as one of Mauritius’ s most recognisable commercial developments, The Precinct( GRIT Building) demonstrates Samsung’ s capacity to provide climate solutions that integrate power, flexibility, and intelligence.
Situated in the centre of Grand Baie, The Precinct houses prominent tenants like GRIT, GREA, RMB Bank, ABSA Bank, Workshop 17, Dentons, PSG, Africa Bloc, Inflo, Kumba Coffee, and The Whiskey Lounge. Each tenant has distinct space and comfort needs; however, all benefit from the consistency, control, and efficiency of Samsung’ s Digital Variable Multi( DVM) system.
The project was managed and installed by JL Air Conditioning & Refrigeration Ltd, with project managers Mr Yannick Tranquille and Mr Preetam Nundloll overseeing the entire HVAC implementation in collaboration with Fourways Mauritius.
Across the building’ s four main levels, over 200 indoor units were installed, each paired with Samsung DVM outdoor units to provide precise zoning and dependable cooling performance. Every circuit is monitored and managed via Samsung Touch Centralised Controllers, allowing tenants intuitive control and building managers centralised oversight of energy use and comfort levels.
Samsung’ s DVM technology offers advanced variable refrigerant flow control, enabling multiple indoor units to operate independently from a single outdoor unit. This flexibility makes it perfect for multi-tenant buildings like The Precinct, where each occupant needs individual temperature control and energy-efficient performance without compromising design or space.
The integration of Samsung’ s IoT-enabled control systems creates a fully connected ecosystem where sensors, devices, and AI algorithms collaborate to optimise HVAC performance. Through real-time data exchange, the system facilitates predictive analytics for proactive maintenance, dynamic energy management, and adaptive pre-cooling and heating across multiple zones.
This IoT-driven( Building Internet of Things) connectivity guarantees seamless communication between components, providing consistent comfort for occupants while reducing operational costs – a significant benefit for multitenant environments like The Precinct. Additionally, remote access and cloudbased monitoring allow facility managers to oversee and modify operations from anywhere, ensuring maximum flexibility and control.
At higher levels, customised systems were created to suit various hospitality and office areas. The Whiskey Lounge and the other 4th floor spaces operate separately, using a total of 15 indoor units across two DVM systems.

On Level 3, GRIT’ s head office uses two DVM circuits, which support a total of 29 indoor units. Meanwhile, nearby offices for Workshop 17, Colbert Holdings, and VAT IT have four dedicated systems, comprising over 45 indoor units altogether.
Level 2 features a selection of premium offices, including Dentons, RMB, Inflo, PSG, and Africa Bloc, with customised configurations ranging from compact 5-unit arrangements to larger 15-unit systems, each tailored to meet load demands and retain flexibility for future expansion.
At ground level, retail and café environments such as Kumba Coffee, Bogi Lifestyle, and ABSA Bank benefit from smaller independent DVM systems, enabling efficient cooling control suited to their open layouts. Each of these is connected to centralised controls, ensuring easy management while maintaining consistent comfort.
