Thinking about selling your house in
the near or far future? These small
adjustments will help you get more cash
in your pockets.
By creating a functional layout for your property, you will
have a solid foundation to add improvements, which will
undoubtedly have an impact on the value of your home. If you
are thinking you might sell now or even later, these ground
rules are extremely important to help you get a better price for
your property.
Create relaxing spaces
Create relaxing and functional spaces in keeping with the
design, such as a verandah or a gazebo. Remember outside
spaces are adored in Zimbabwe, as our lifestyles are focused
around entertaining and enjoying our climate.
Add light
Keep a neutral colour palette indoors, but add bursts of
colour to add energy in your furnishings. Make sure you
modernize light fittings and switches. All these little details
count!
Look around
A good first impression adds value to your property. What
does your property really look like? Will it bring a smile or will
potential purchasers clench their teeth? What changes can
you make that would appeal to the public and not your own
personal taste? If you’re not sure, ask friends for an outsider’s
opinion.
Keep up appearances
A fresh coat of paint restores and refreshes your property.
Repair, upgrade and develop so that when you come to the
decision to sell your property, your capital investment is
amplified. Pristine property conditions attract outstanding
monetary offers.
Redo the kitchen or bathrooms
Keep your kitchen and bathroom upgraded. There are several
questions you need to ask yourself:
Is there enough storage space? Do you have an uncluttered
fresh open clean space to cook in? The hub of the home
needs to be inviting to the domestic goddess, her friends and
family. Is there good light and good airflow? Is the equipment
easily accessible so that the areas flow? Clean colours and
lines mean that these areas are easy to adapt at a later date
for prospective purchasers.
