Despite winter traditionally being a slower time of year for real estate , Ray White Unley | Colonel Light Gardens top agent Robbie Smith was able to draw crowds to his open homes by following a strict process .
With the help of fellow office principal Blake Scholz and sales associate Sam Laguna , Robbie saw two listed properties of theirs , 5 The Strand Colonel Light Gardens and 4 / 15 Hill Avenue Cumberland Park , place in the top five for open home attendees according to NutureCloud data .
Robbie shared some of his tips and tricks to increasing his open home numbers and the processes he follows to create the interest .
“ Pricing our properties appropriately is obviously a huge opportunity for us to create an increasing curiosity about the property and we are always mindful of our listed price ,” Robbie said .
“ Communicating early with the neighbours and wider community around the property allows us , when it comes to the open homes , to create a perceived competition within the open home with the amount of feet through the door .”
Another of Robbie ’ s listings , 2 / 7 Roberts Street , Unley ( pictured below ) with fellow agent Jason Mills , sold in August for $ 1,270,000 after 100 attendees went through the house over the course of the campaign , along with more than 200 enquiries for the property . This selling price was $ 335,000 over the reserve .
In August , Ben Boutros from Ray White The Ryde Group topped the NurtureCloud open home attendees leaderboard for his list 15 Sturdee Street , North Ryde . All up , Ben saw 193 people go through the home which later sold for $ 4.685 million after 13 registered bidders competed for the home .
Speaking with Ben , he provided some great insight into his recent numbers regarding his open homes , marketing , strategies and potential trends being seen .
“ We advertised everywhere possible to increase exposure - REA , Domain , Homely , Facebook , Instagram , Chinese Herald , We Chat , Redbook and Juwai ,” he said .
“ We were trying to create market exposure for the client . We also focused on holding three set open homes per week and a one hour long open home on Saturdays to create foot traffic and competition for the property .
“ It was a very unique property being a custom built home , most of the properties available around the North Ryde area are older houses , duplexes or apartments . A new opportunity for a luxury home in a great location , definitely generated some great interest .”
