Tuckahoe Turf Farms receives approvals from planning board

Genova Burns Attorney William Harrison attended the meeting , representing Tuckahoe Turf Farm . According to Harrison , modifications to the conditions imposed on the farms by the Pinelands Commission are being requested so more events — primarily youth soccer tournaments — can be held at the farms , among other changes .
The previous restrictions stated the following :
• Six vendors are permitted per event .
• Individuals directing traffic in the parking lots during the events must be at least 17 years-old and have a valid driver ’ s license .

exceed eight per year or an hourly total of 192 .
• 35 fields or no more than 15 percent of the total acreage of the farm can be used for an event .
• No more than four fields can be used for a non-agricultural purpose on a day outside of the events and on such days , no more than 100 people may be present for non-agricultural purposes .
• The town zoning officer should be provided with a schedule of the soccer events to be conducted at the farm for the upcoming year at least 30 days in advance of the first scheduled event .
• No recreational activity is to take place on the wetlands on site .
The changes requested by the applicant would increase the number of vendors from six to 10 , allow individuals at least 16 years of age to direct traffic at events if they have a valid driver ’ s license , learner ’ s permit or probationary driver ’ s license , increase the numbers of events per year from eight to nine ( not exceeding a limit of 216 hours ) and lift the 15 percent acreage limit while the limit of 35 fields used per event remains .
Board Planner Kevin Dixon ’ s report reflected that there were no objections to the applicant ’ s request to amend the decision resolution and its language . Board Solicitor James Schroeder added
that a productive meeting was recently held with the applicant .
“ The professionals had a very productive meeting with the applicant and their professionals ; we hammered out most of this ,” Schroeder said .
The changes are being requested to address “ certain operational difficulties ” of the applicant , such as reducing long vendor lines , cluttered spaces between fields and reducing long walks for event attendees , according to Dixon .
Dixon brought up a concern that was circulating regarding the vendors in which downtown business owners and restauranteurs would suffer due to so many people being at the farms for events and being unwilling or unable to make it downtown . A shuttle bus that takes patrons downtown and back to their parked car was discussed in order to combat this issue . Harrison was open to the suggestion .
“ We ’ re more than welcome to discussions to try and work something out so people at the events who don ’ t want to drive into town would have a shuttle bus available that could take them to the downtown area ,” Harrison said .
Robert Buehler , a resident who lives near the farms , voiced his concerns over the importance of some sort of limits remaining in effect for the events due to the

“ I just hope you keep considering that there ’ s some kind of limitation put on this . The last few years , it was really bad . This time , this past year , it has been tolerable . Since the Pinelands put these regulations out , they were able to have their events , and we were able to get to wherever we had to go and not have to deal with the traffic concerns on our street . We ’ ve had our street — which is about a mile-long — backed all the way into the woods . You work all week , you come home , you want to relax and then anywhere you want to go , you have a 20 , 30- minute ride just down the end of your street . So , that ’ s what I ’ d like to make sure that we consider that there are limitations , that it ’ s not left up to the turf farms to determine ,” Buehler said .
Harrison assured Buehler that because the limit of 35 fields per event is not changing , the number of people attending will not either , and therefore , he need not worry about an increase in traffic during events due to the changes in restrictions .
