Planning board discusses waivers of curb and sidewalk

HAMMONTON—On April 15,
the Hammonton Planning Board
had its regular meeting. On the
agenda was one application. Applicant William Calabria was seeking
minor subdivision of his property
on 480 14th St. The adoption of the
April 1 meeting minutes was voted
on by the members of the board
prior to regular business.
William and Elizabeth Calabria
testified to the board in regard to
the application stating they are giving almost half of the acreage to
their son, Billy, so he can build a
home in the near future. The new
lot is 1.493 acres.
Board engineer Robert Vettese
discussed his report with the board.
He said the application, as presented, meets the bulk requirements for the residential zone
where public sewer is available.
“There is public water and sewer
along 14th Street in this section,
and the plan indicates that both lots
… one has an existing home with
sanitary sewer and water and the
proposed home that will be built
has the availability to hook up to
sanitary sewer and water. This will
be a creation of one new additional
lot. There is a requirement in the
ordinance that there will be a
recreation contribution whatever
that may be. The tax assessor will
have to look and make sure the
new lot - and it makes sense - the
exiting lot is 16.01, so the new lot
coming off of that will probably be
16.02. That has to be verified before they make deeds up for the
property with the tax assessor,”
Vettese said.
There were no improvements
indicated in the proposed minor
subdivision. Until a building permit is filed, there will be no curb
and sidewalk request made, according to Vettese. He offered
comment on a potential new town
ordinance that could impact the
curb and sidewalk request in the
future.
“They are making a request for
a waiver of curb and sidewalk to
the board if they want to make that

application. The only thing I point
out is the town, at the last council
meeting, introduced and it isn’t
adopted yet, an ordinance for roadway openings and waivers of curb
and sidewalk. In this particular
case, the ordinance establishes
three different zones within the
town: the downtown area and the
area surrounding the downtown is
what are called a ‘sidewalk one’
area. That is the area where we
want to try to make all the sidewalks, wherever there is a vacant
property, make it walkabl
