THE CHARBONNEAU VILLAGER 5 January 2020 A BUSY COUPLE OF MONTHS AT THE CCC By STEVE SWITZER CHARBONNEAU COMMUNICATIONS CHAIR F ollowing through on the Charbonneau 2020 Plan (adopted in 2006), as well as our current vision of the future, the CCC Board continues to move forward with our expansion of our facilities, as well as increased communication with our HOA. All of these issues are discussed on our website, CharbonneauCountryClub.com. Since this is exclusively for residents of Charbonneau, we ask that you register with your name and email address in order to have access to the Project Updates, as well as Board Minutes. Why does the CCC need more space? Our current usage report documents that over 1,500 events with over 20,000 people have used the clubhouse since April. We estimate that well over 30,000 people use the clubhouse on an annual basis. Our vision for the future of Charbonneau is a community that maintains and protects is core values while planning wisely to accommodate the social, demographic and economic changes appearing on the near future and far horizons. Village Center Task Force update The Task Force has recommended that the plans for the Village Center, once received by the architect, be presented to the community for discussion and review. The process is still ongoing but our residents will be kept up to date via email and our website. Dues and misinformation New patio cover Golf course discussions Amendment of governing documents We have amended our governing documents to bring them in line with $ 489,000 Strategic planning Charbonneau is our Oregon Planned Community. The golf course is integral to the success and livability of our community. Both CGC and CCC are working toward an agreement that will bring the golf course and the water company under ownership of our community. In the weeks ahead, we expect to see a proposal from CGC. When completed, we will host a series of town halls and meetings to discuss everyone’s concerns and gather input from the community. The CGC agreed to fully fund an architecturally designed patio cover over the garden terrace. This will be mutually beneficial to CGC and CCC to better utilize the indoor facilities and the external patio. 32450 SW Estates Post Rd Oregon Statues (ORS 94) known as Oregon’s Planned Community Act. CCC urges all residents to disregard rumors and misinformation that appears on various “shadow websites,” or community pages not affiliated with CCC. The board and staff continue to be available to answer any questions regarding dues and funding of the Community Center. We held our Fireside Chat on Nov. 22 where board members explained how and why the dues increased, the limits of that and future increases and the value of keeping our reserves fully funded. Our HOA attorney provides guidance on these and other issues in line with our CC&R’s, by-laws, and the Oregon Planned Community Act. Common vision of CCC and CGC FEATURED LISTING We expect a proposal from the golf course very soon. At that time, we will work to mitigate any of our concerns and return it to CGC and their shareholders for their formal approval and resubmission to CCC.
