go wrong on closing day which is the day of
recording with the county. Here are some tips
that will ensure it goes smoothly.
When writing the offer, make sure the date
works best for you. The last day of the month is a
busy day, so I suggest avoiding it if at all possible.
Find a date that will give you the less stress and
confl icts. Sometimes that means closing a day or
two ahead of your move date just to be sure there
are no issues that arise. I have seen many times
where the buyers have the moving truck loaded
with no where to go when the loan docs do not
make it to escrow for closing on time.
As a buyer in Oregon you will be able to sign
once the loan docs are received from the lender
at the escrow offi ce (in many cases this is a day
or two prior to closing). Escrow will prepare your
settlement statement. Review it. This will show
the amount of funds you need to bring to escrow
to close. Personal checks are not accepted so a
c ashier check or wire transfer is required. If doing
a wire transfer please call the escrow offi ce to
confi rm routing information. Never send funds to
anyone without checking with escrow to avoid
wire fraud. You do not want to send the funds to
some unknown party based on an email received.
If you are a seller, you can sign ahead of
time allowing you uninterrupted days as you are
preparing for the move.
Call the utilities to set up or cancel service and
have your home insurance in place for the day of
closing.
