Len Zucker joins
board of directors
After volunteering two years with the
Charbonneau Art Festival, including one
year on the Festival Organizing
Committee, Len Zucker is joining our
Board of Directors. Len
brings to the Board his
passion as an active and
avid art collector,
especially the work of
young talent.
Visiting Len’s
Charbonneau home, one sees art
everywhere: garden art in his courtyard
and art of various kinds and media
displayed throughout his home. There are
also a couple pieces of his own artwork.
When showing visitors around, Len
explains that he likes to help foster talent.
His interests, therefore, create a natural
fit with our organization and its mission
of supporting local public art education
programs.
Len grew up in the Bronx, New York.
He has spent much of life on the West
Coast, including time in Los Angeles, San
Francisco and here in Charbonneau. He
explains, “During that period of time I
raised a family, graduated with a
bachelor’s of science degree in geology,
received a Chartered Life Underwriter
Degree, worked 10 years in human
resources and 30 years as an employee
benefit plan consultant. Now I spend my
days in retirement watching my children
and grandchildren on their life journeys.”
As we make this transition, one of
founding board members is retiring.
Charbonneau resident Ann Elsenbach
was one of the original four board
members who joined together two years
ago with the goals of developing the
Charbonneau Arts Association as a
nonprofit organization.

CGCI works to keep club
open, to provide value to
property owners
On Jan. 15 the Charbonneau Golf Club
hosted a luncheon for a group of realtors
active in our community. Present at the
luncheon were 17
realtors, the board of
directors of the Golf
Club and Tony Holt,
Larry Walker, Jim
Meierotto and Kim
Hosford from CCC and
Cindy Garrison, independent reporter.
As CGCI president, I presented an
update on the recent golf club
improvements, status on the upcoming
patio terrace improvements and a general
review of the values the golf club delivers
to the community at large.
The golf club believes it is an extremely
valuable asset to the community and as
such has a profound impact on the value
of property in the Charbonneau
Community. The realtor community
agreed unanimously with this belief and a
discussion ensued that centered on what
that specific premium would be. After a
very comprehensive discussion there was
a general understanding that the
premium was around 25 percent.
Equally important was the belief that if
the golf course closed and ceased to operate,
our community would see property values
drop by 25-40 percent, as has been the case,
recently, with many golf course
communities like ours, on a national scale.
I assured the realtors that there are no
active plans to close the golf course and
that we are working diligently, along with
CCC, to find ways to generate additional
revenue to ensure longevity for the golf
course. The patio terrace project is an
example of those joint efforts.
As a follow-up, a questionnaire will be
sent to all of the realtors for follow-up and
a chance to offer their specific thoughts on
valuation.
