Committee established
In many
instances,
homeowner’s
associations find it
difficult to find
candidates to fill

positions. In some
of those instances, people have to
be persuaded, even cajoled into
running. Those who do run, and
are elected, are often well-
meaning individuals who have
been quite successful in their
own professional lives — people
who assume that all they learned
and did in those years makes for
a good board member. Sometimes
that’s true; often it is not. Thus
the need for education and
training — something we’re
calling Board Development.
During the past year, the
members of the Charbonneau
Country Club’s Board of Directors
began focusing their attention on
their need to engage in Board
Development opportunities. Most of
those opportunities were organized
and sponsored by the local chapter
of what is called Community
Association’s Institute (CAI). CAI is
an international organization
dedicated to building better
communities. It provides
information, education and
resources to the homeowner
volunteers who govern
communities and to the
professionals who support them.
CAI members include association
board members and other
homeowner leaders, community
managers, association management
firms and other professionals who
provide products and services to
associations.
The initial emphasis of the CCC’s
efforts was on “sitting” board
members learning more about their

It’s the summer selling season! Here is a sample of some of the things
I discuss with my clients when they are ready to sell their homes.

1. Disclose everything and repair anything
that is broken.
Such repairs can include electrical issues, water
damage, rotten or chipped fl ooring, pet damage
or a leaky roof. Take care of the major issues
now. It’s easier to schedule repairs before your
house is on the market than in the heat of the
due diligence process.
2. Price your home competitively.
Buyers are looking at the same statistics you
are. They know if you are priced 10% above the
house that just sold next door. Even in today’s
market of low inventory, homes that are not
priced competitively are sitting on the market.
3. Do not talk to buyers about your home
even if you know them.
Let your agent do his or her job. The last thing
you want to do is sabotage the process. Any
information provided to buyers can and will be
used against you during the negotiation process.
4. Market Preparation is essential.
Prepare for photographs and showings. Market
preparation is different than staging. In today’s
market, your fi rst showing is online. Your home
must look great in photos before buyers will want
to schedule showings.
5. Understand that showings are like market
research for the value of your home.
It doesn’t matter what you, your agent or your
best friend think your home is worth. If you have
lots of showings with legitimate buyers and no
offers, then you must strategize with your agent
to adjust the price, presentation or both.

roles and responsibilities and about
state statutes designed to guide the
work of HOA’s, the Oregon Planned
Community Act for example. Later,
the emphasis was expanded to
include members of the boards of
the “constituent” HOA’s in
Charbonneau.
But it was only a start.
Recognizing the importance of well-
prepared board members, near the
end of the 2018-19 year a decision
was made to establish a standing
committee whose duties would
include promoting CAI’s
development activities and
designing and coordinating our
own. To that end, a new Board
Development Committee has been
created. In a general sense, the
Board Development Committee is a
committee that helps foster the
healthy development and operation
of the Board, and the constituent
Boards and the performance of
individual board members. Stated
another way, the purpose of the
Board Development Committee is
to create a set of ongoing set
activities designed to help CCC
